Exterior Walls: Brick veneer and some stucco treatment decorative panels
Roof: Architectural grade fiberglass shingles on a 7/12 slope roof with plywood underlayment on a two-foot center wood truss rafter system. In the center is a recessed flat service area for HVAC equipment.
Framing: A steel I-beam central core spans the width of the building with two members at one third and two third intervals. The principal support is a 2-foot on center wood truss system using the I-beams to limit the space to the 25 feet and 26 feet. The wood framing is enclosed by unfinished fire rated drywall acting as each floors’ ceiling and gypcrete over plywood underlayment acting as each floor.
Fire Safety: All buildings are fully wet sprinklered and additional fire panel located in the basement and vestibule of each building that are monitored 24-7. All floors have ample fire extinguishers and meet all current fire code guidelines.
HVAC: Split zoned gas-fired heating and electric air conditioning with multiple zones per floor.
Plumbing: All floors have two five fixture baths and a utility room.
Elevators: Each building has two, 2,500 capacity Dover passenger elevators.
Security: Pheasant Ridge is monitored in the evening hours by a Professional Security Company. Entrance security camera's 24 hours/day.
